Vacant Apartment

A vacant condominium often appeals to owner-occupiers and investors. The handover date, condition, possible renovation work and practical usability of the rooms are particularly important to prospective buyers.

Rented Apartment

For a rented apartment, the tenancy agreement, rent, operating costs, deposit and the existing tenancy are additional key factors. The presentation should be factual and complete and should primarily address suitable investors.

Which Documents Are Needed?

The documents required depend on the apartment and the building. Frequently relevant documents include:

  • Land register extract
  • Declaration of division and partition plan
  • Community rules, where available
  • Floor plan and living-space information
  • Energy performance certificate
  • Current business plan and service-charge statements
  • Minutes of owners' meetings
  • Information on the maintenance reserve
  • Information on approved or planned work
  • For rented apartments: tenancy agreement and relevant tenancy records
  • Evidence of modernisation within the apartment

Berlin consists of very different submarkets. Even within a district, the street, surroundings, transport links, condition of the building and layout can significantly influence demand. A condominium should therefore not be assessed using the general label “Berlin” alone.

Do I already need all owners' association documents?

No. Existing documents can be reviewed first. It can then be determined which documents still need to be requested from the property manager or elsewhere.

Can a rented condominium be sold?

In principle, a rented apartment can also be sold. The existing tenancy and the related documents must be handled correctly. The appropriate buyer approach usually differs from that for a vacant apartment.

How is the asking price determined?

The apartment's specific characteristics, location, condition of the building, owners' association, occupancy situation and current demand are considered. A flat price per square metre is not sufficient.
